"It is a truly great community to be a part of. The staff are all very kind and my experience has been that they genuinely want to listen to residents and make the building a better place for them. I filled out their survey and asked for a squat rack and within a matter of weeks, it was in our gym. I believe once more of these improvements are made throughout the building, it will be a 5 star experience for me."
"Extremely poor living experience here at The Batley. I would not recommend The Batley to anyone I know. Between the horrible and misleading communication from management to the dirty condition of my apartment on move-in, it's a hard pass for me."
"Love the finishes, the location of the building, and have had great interactions with the front desk staff and some of the maintenance crew.
Have been less pleased with the lack of community, people flouting health guidelines and noisy parties in particular. The ventilation/AC in these units is also not great. For such a purportedly "high-end" system we had to deal with a lot of temperature fluctuation. Emails about noise issues took 2-3 days to receive a response."

"This is a great community to be a part of. I used to live in the U Street Corridor, which was fun and had lots of options nearby but was loud and raucous. I like this neighborhood because there's plenty of stuff to do within walking distance either in the Union Market, the larger NOMA area, or on H Street. Ivy City has a lot to offer now too."
"Great building. Management running the building is definitely below sub par. Shouldn’t pay 36k a year and have my packages sent back when I’m on the lease and they’re addressed to me. Takes three days to get a package because every time I go to get my handhelds they cannot find them!! Also let’s talk about the active shooter in the area. What a great way to just send an email when a rave system should be set up. If you can text about packages you should be able to timely tell residents of danger. I think the GM should be fired for mishandling the situation."

- The fridge is hard to figure out how to make ice; no instruction manual
- Apparently there is a processing fee for rent which I didn't know about
- Apparently I'm paying for trash pick up right outside my door which seems unnecessary
- Would be nice to know all of the front desk persons' names

"The thing I appreciate the most about the Batley is the brand new facility, modern appliances, sleek look, and the very soundproofed walls! I took it for granted until visiting friends at other apartments whose neighbors sounded like they were the same room. The price has come down to be much more reasonable and they are offering great move in specials now. I did have to take one star off for the harsh stance towards guests. Many of my friends and family declined to come visit following constant email reminders that all amenities were for residents were for residents ONLY as well as harsh parking rules and threats of towing"
"All in all everything is fine. We should be getting better control of the chaos out front on 4th street though. So much noise out there. Apart from that, making sure pet owners clean up better after their animals, especially out front."
"I still like the building, they've stayed on top of maintenance issues as far as I'm concerned. Location is still great. Some neighbors have actually become friends. Some have no concept of communal living."

"This is the worst resident experience I have ever had. Management is unresponsive to maintenance and security issues. For more than half the time I’ve lived here (almost a year) my patio door hasn’t locked despite 5 different service requests. It now finally locks, but leaks air and water pours in when it rains. My bike has been stolen, and my car has been towed without notice (it was appropriately parked in a designated spot but management wanted to paint the wall next to it). There is little to no effort made to satisfy existing resident requests since all focus is on getting people to move in to this building."
"It's been pretty good living here even with COVID-19. No complaints really except maybe noisy neighbors who party till 1am. Maybe this can be toned down through communications but love all the amenities and staff."

"Everyone has been incredibly helpful with my move. The property is always clean and its easy to get around. I appreciate that so far the answers to my questions have been "yes we can helpful with that" vs. "sorry you're on your own." It already feels like home and its made what should have been a challenging move feel like a breeze."
"We had a lot of issues with getting the promotions we were promised, and continue to struggle with it. I had to ensure we weren’t getting charged for March rent as per our promotional agreement and if I hadn’t, we would have been. Also, why promise gift cards you don’t have. The building and amenities are nice, although shuffle board needs sand."

"The concierge and maintenance staff are excellent - very professional and friendly. Move-in was more complicated than necessary because the leasing office could not find our keys which was followed by a non-functional lock and a missing interior window screen. Despite this less than perfect start, life at the Batley has been great."
"The apartment is gorgeous and the amenities are awesome. I mentioned that there was a problem with one of my appliances and maintenance was immediately scheduled. The concierge team is incredibly friendly and helpful. Parking is plentiful and the gate works quickly."
"So far it's been a great experience living at The Batley. There were some bumps and confusion in the moving-in process, but since we've been settled in our apartment, it's been great. Everything in the apartment is high quality, the amenities are excellent, and the location is awesome. The layouts are excellent as well - we picked a 570 sq foot unit and were a little nervous about fitting in all of our things, but it feels super spacious and comfortable."

The building is beautifully kept and the residents are cared for so thoughtfully from a welcoming smile and hello from the concierge when they arrive at the building, assistant with any request that comes, a super helpful leasing office even after you're a resident and beautiful spaces to lounge in. Britteny was so helpful when I rented my apartment and continues to be now that I've moved in and Ebony is always so cheerful when I run into her at the front desk. "The finishes are awesome, amenities are good as well, love the daily treats for people and pups in the lobby, community events and social are pretty fin, and lighting is good everywhere except the bathroom, which is really dim and diffused so you can't see details for grooming."
"My husband and I have loved living at The Batley. The Building is beautiful, the neighborhood is great, the amenities are awesome, and we’re really loving meeting our neighbors at community events. We also love our apartment and feel like they really maximized space in our layout. In terms of downsides, it has taken some time to get amenities fully completed (pet spa, peloton bike login, bike share), additional features like parking are quite expensive (though standard for DC), and it is inconvenient that guests cannot get upstairs without a resident going down to retrieve them. But honestly those things feel pretty minor. Overall we are very happy here!"

"I absolutely LOVE living here. I love that I have in-unit laundry, nice appliances, and a space to do work outside of my apartment. But the thing I love most is the gym! It is filled with new machines, it is well kept, easily accessible, and there are a lot of options and ways to use it. Literally, it's a game changer. Also, everyone who works here is really friendly and welcoming. Oh, and they use Amazon hub, so it is really easy to pick up packages! All around, The Batley is doing a LOT right, and I am so happy living here. :)"

"Fantastic new community here at the Batley. The amenities are great and the heated pool is a huge draw, especially as it gets colder. One great perk that I didn’t even notice right away is the (lack of any) noise. It wasn’t until I visited a friends apartment and could hear the neighbors quiet conversation did I realize how soundproof my apartment in the Batley is. It’s been a great stay so far and I can’t wait to go to some of the community events when they get started"

-Sliding doors make it so that noise travels all through apartment
-Some bedrooms significantly colder/hotter than others. Only one central thermostat.
-Leasing office NEVER emails back
-Noisy block parties outside
-Can't buzz people up, have to go downstairs and get them = super annoying"
"Never felt so right at home! Every day I would pass by the Batley with curiosity what is this place. We went for a hard hat tour but was kind of wasn’t sure about living here so we pick another place. Before getting out of the 30 day policy from the other apartment we decided to give it one more chance to visit this place again. Jack make my partner feel right at home and we decided we will move there. We even request closed caption on screen for all of the TV and management listen to our concern and solve it right away. Concierge always smile and say hi to us every time. Love to call this home!!!"
"I have to start by saying I LOVE my apartment, the gorgeous amenities, and the friendly staff—I’m so excited to be living at the Batley. I know there are always hiccups at a new building, but I do also want to share some feedback related to my rental and move-in process. I have been consistently disappointed with the communication from the leasing office. From the moment my application was submitted, my contact there became extremely difficult (at times impossible) to get a hold of via email or phone—including about important time-sensitive matters like the lease term I was promised changing and due payments. Having to go in to ask every single question before I moved in (when I lived across town) took extra time and money and made me nervous about my decision to live at the Batley.
Since moving in, communication has been equally problematic. Again, it’s been clear I need to go into the leasing office in-person to proactively ask each question as it comes up, and when I do it often feels there’s a mentality that I’m inconveniencing the staff. This has honestly been extremely frustrating. In the future, I think having a welcome packet or a scheduled move-in day appointment where the leasing folks proactively go over important information like the various mail systems, FOB access, amenity rules etc. would be extremely helpful to new tenants. It would also be wonderful if the building could communicate to us when important things are happening in the neighborhood that will affect us—like the street closing. This sort of thing can cause hiccups for things like furniture delivery (a pretty common occurrence with so many folks moving in) and would be awesome to know about in advance. It’s so clear from all of the amazing touches and features that the Batley wants to be a luxury community, but these communication issues have been inconvenient, stressful, and problematic—they really don’t project the image I know we all want for this awesome place.
Less critically, but still importantly, I did also want to note that I very much hope the Peloton bikes will be functioning soon? Our community isn’t near a gym and the Peloton bikes were an awesome selling point to me; so I was very disappointed to find the day after I moved in that they don’t work. Maintaining a gym membership for me costs me an additional $110 a month, along with extra commute time, that I didn’t calculate for because the Peloton bikes (and the rest of the Batley gym) are so awesome I planned to cancel my membership. If you all could give us information on when they will be up and running that would be great!"
"I love living at The Batley. Since moving in at the end of July, it has only gotten better. My apartment feels like a home, the staff is incredibly kind and the amenities make it so I never have to leave if I don’t want to. Highly recommend the building for anyone looking!"

"I like the building a lot but I find that there are many areas which are still incomplete from construction and set up and there is a real lack of urgency about getting the building complete. It seems that management is so focused on leasing that they are not putting the correct resources into riding the contractors to finish their work, get the pool open, make the gym functional and more."

I think minor improvements could be made, such as having luggage carts available for residents to use and fans/better ventilation in the gym. Overall, more than happy with the building!"
"So far it has been a joy to live at the Batley. The work areas are second to none. There are roughly 100 workstations with comfortable seating (even for a tall person). They did not take shortcuts. There are outlets nearby. Great vibes all around.

"Easy and quick application process. Team is very responsive! I was looking for a very specific floor plan and the leasing team took me to each open apartment to find one with a wall so I could make sure I had the one I wanted - we went to almost all the floors but Jack was patient."
"We are new to the building and so far love our experience. The staff have been helpful in navigating our questions and have all been friendly throughout our move-in process. The gym is a major highlight for us already and the attention to detail in all the amenity areas really shows. The only downside thus far is the noise from neighboring construction and some leftover smell from the recent build."
